HOA Spy already indexes 283,000+ associations and court cases from every state. A complete report needs three more things in each place: an association roster with addresses, the county recorder's lien index, and the trial-court docket. This page is the plan for getting there, state by state, and how you can help.

We need help — funds, time, or access

This is a volunteer project. The sources are public records, but the biggest gaps are behind paywalls, subscriptions, and portals that need a human with a login. Three ways to move a state forward:

Donate funds

Money goes straight to data access: county recorder index subscriptions, clerk data-feed fees, state corporate bulk files, and hosting. Bitcoin only for now:

Donate time

Look up associations in your county's recorder and clerk portals and bring the record links back. If you write code, the collectors are open source on GitHub and county portals need adapters — one portal at a time is how Broward, Hillsborough, Connecticut, Pennsylvania and Alaska got done. Donate access or data

Already paying for a recorder index, a clerk's data feed, a court-research account, or a state bulk extract? Sharing an export, or running our collector under your account, can finish a whole metro in a day.

The plan, in order

First the states and metros where the most people live under an HOA; then the next tier; then everywhere else. Within a state the order is always the same: roster → county liens → trial courts.

  1. Phase 1 — the most popular states and metros. Florida, California, Texas, Arizona, Nevada, New York, Illinois, Georgia, North Carolina, Colorado, Washington, Virginia, Maryland and DC: the county recorder and trial court for each major metro.
  2. Phase 2 — the next tier. Pennsylvania, Ohio, Michigan, Massachusetts, New Jersey, Minnesota, Tennessee, South Carolina, Oregon, Utah, Missouri, Indiana, Wisconsin.
  3. Phase 3 — everywhere else. The remaining states, which mostly need a person with a login or a public-records request rather than more code.
